Scaffolding in Stanford-le-Hope and Corringham

SS17 (Stanford-le-Hope, Corringham)

Twincliff puts up scaffolding in Stanford-le-Hope and Corringham, SS17: the station end and London Road, Balstonia, Giffords Cross, the Frost estate, Corringham town centre and out to Fobbing. A Southend-on-Sea firm, run by a family that has scaffolded in Essex for 40 years, twenty minutes along the A13. The person who surveys your job prices it. Our own crew erects it and tags it.

Stanford-le-Hope's housing, from a scaffolder's side

Stanford-le-Hope grew round its station, opened in 1854 on the London, Tilbury and Southend line and run today by c2c. The old centre by the church and London Road is the tight part. Beyond it the town is largely inter-war. The Balstonia estate north of Southend Road was laid out by Homesteads Ltd from the late 1890s as bungalows on plots of an acre or more. The Central Building Estate around Manor Road went up from 1923 through the 1930s: brick houses with bowed bays, built a dozen at a time by small local firms, on roads that stayed unmade until 1967 to 1970. That stock is now a century old, and the work is re-roofs, chimney rebuilds, bay repairs and loft conversions on hipped roofs. See roofing scaffolding and loft conversion scaffolding.

Corringham

Corringham is two places. Old Corringham, around St Mary's church, Lampits Hill and Church Road, is the Corringham conservation area, designated in June 1973 and extended in 1986, one of the conservation areas on Thurrock Council's list. Then there is the Corringham that was built after the war: the Frost estate and Giffords Cross, and a new town centre in the 1960s, with the shopping centre standing by 1967. Those estates are semis, terraces and bungalows now sixty years old, and the jobs are re-roofs on concrete tiles, hip-to-gable lofts, rear extensions and whole-house renders.

A scaffold in the conservation area needs no consent of its own. What changes is the building: older walls that will not take a drilled anchor, so ties go through openings or the scaffold is designed to stand without them, roofs of handmade tile, and lanes with no verge. We survey those before we price.

Port traffic and the Manorway

London Gateway opened its first berth in November 2013 on the old Shell Haven refinery site, south of Corringham, with a logistics park beside it. Its lorries reach the A13 by the A1014, the Manorway, and the junction was rebuilt for the port, with Sorrells roundabout moved fifty metres to make room. For a scaffold lorry that means a clean approach off the A13 and slow, heavy traffic on the Manorway at busy times, so the delivery slot is planned round it. The town's own roads were built for 1930s traffic: the avenues off Southend Road are narrow and parked on both sides, and where the lorry stands and where materials land is agreed before the crew arrives.

Thurrock Council

Thurrock has been a unitary authority since 1 April 1998, so it is both the planning authority and the highway authority. A scaffold on or over the public pavement in Stanford-le-Hope or Corringham is licensed by Thurrock Council, not by Essex Highways. A bungalow on its own plot in Balstonia needs no licence. A shop front on London Road or in Corringham town centre does, and the lead time goes into the programme at the survey.

What is coming

Two things will change the town. The 1960s station building came down in 2020, and Thurrock Council's replacement is due to start construction in 2026. And the council's emerging Local Plan, as proposed in December 2023, puts a new neighbourhood of 2,700 to 3,200 homes north-east of Corringham off Lampits Hill and Southend Road. The large housebuilders bring their own scaffold. The small builder on an infill plot at the edge does not, and we do sites up to about fifteen houses, one programme and one number. See extension and new build scaffolding.
